[ARCHIVED] $27 million Capital Investment Begins in Orange County’s Buckhorn Economic Development District

Griffin groundbreaking on 2_7_25

ORANGE COUNTY, NC – Griffen Partners, in partnership with Westminster Capital Group, broke ground on Creekside Logistics I & II, a new industrial business park adjacent to the interstate in Mebane. The groundbreaking ceremony took place on Thursday, January 30, 2025, at 1:00 p.m. at the development site. The event brought together local officials, company representatives, and community stakeholders.

Orange County Commissioner Sally Greene provided remarks on behalf of Orange County. City of Mebane Mayor Ed Hooks provided remarks on behalf of the City of Mebane.

Project Overview

Creekside Logistics I & II will consist of two industrial speculative buildings, totaling 196,827 square feet—one at 85,103 square feet and the other at 111,724 square feet. The project represents a $27 million capital investment in land and real estate development, with future investments in equipment and job creation to be determined by incoming industrial tenants. The development is expected to be completed by the end of 2025, with CBRE serving as the brokerage firm marketing the property.

Economic and Community Impact

Located within Orange County’s Buckhorn Economic Development District and the Mebane city limits, Creekside Logistics I & II aligns with the County’s economic strategy to diversify the local economy and expand the tax base. The project builds on the region’s ongoing success in attracting high-quality industrial employers, including STIHL, Thermo Fisher Scientific, Medline Industries, and the newly announced R&L Carriers facility.

Key benefits of the investment include:

  • Strengthening the County’s tax base and increasing employment opportunities for local residents.
  • Expanding non-residential growth in a designated industrial development area.
  • Utilizing Article 46 economic development revenues to fund water and sewer infrastructure essential to the site.
  • Reinforcing the strong partnership between Orange County and the City of Mebane in developing the Buckhorn Economic Development District.
  • Attracting tenants that are expected to offer salaries above the Orange County living wage and add significant value to the tax base.

Orange County Economic Development staff will collaborate with Griffen Partners and CBRE to market the business park to potential tenants, including leveraging the Economic Development Partnership of North Carolina to generate industrial prospects.

“This investment further positions Orange County and Mebane as a prime location for industrial growth,” said Steve Brantley, Orange County Economic Development Director. “We are excited to welcome Creekside Logistics I & II and appreciate the confidence Griffen Partners and Westminster Capital Group have shown in our community.”
